Annual Maintenance Contract

ANNUAL MAINTENANCE CONTRACT PROPOSAL

The following services will be carried out by HomeIQ

Air Conditioning

  • Washing of AC filter and grills.
  • Cleaning and wiping the surface of indoor unit.
  • Disinfecting and Flushing the drainage system with Nitrogen pressure
  • Checking the condition and operation of fan motor
  • Checking of Compressor health
  • Dusting of outdoor evaporator unit.
  • Gas level check and minor gas top-up
  • Checking and testing of electrical parts.
  • Minor painting touch-ups and minor insulation repairs

(Please refer to spare parts/materials clause below in case of replacements)

Electrical Services

  • Checking of mechanical and electrical equipment including:
  • Distribution boards, circuit boards, circuit breakers, ELCB’s, light fittings, control  panels, and switches (please refer to spare parts/materials clause below in case of replacements)

  • Visual inspection of water heater
  • Inspect and measure current loads for all phases
  • Cleaning of panels

Plumbing Services

  • Testing water flow and pressure pump reading
  • Checking delivery of water flow delivery rates for irregular noise and vibration
  • Cleaning and sterilization of water tanks once a year
  • Inspection of sanitary ware fittings such as faucets, valves, water closet mechanism
  • Attending to any drainage unit issues

Spare Parts/ Materials
Spare parts and materials are not covered under the scope of our maintenance contract.

  • Any spare parts will be charged as per HomeIQ Price List.
  • Replacing and or removing of system, will incur a separate quote and it is not included in the service and repair contract.

Service Plan

A) Planned Preventive Maintenance
A preventive maintenance program will be provided in writing by HomeIQ within7 days after signing the contract, Preventative maintenance schedules for all air conditioning, electrical and plumbing units are every three months

Reactive Maintenance Service
HomeIQ carries out reactive maintenance jobs relating to:

  • Electrical supply and distribution
  • Water supply, drainage, and sanitation
  • Supplying and servicing air conditioning units and related equipment.

B) Emergencies
Supervised, uniformed technicians will attend all emergencies within 60 Minutes after notification is received. Our emergency service is provided 7 days a week, 365 days a year. The following circumstances are considered an emergency:

Total electrical failure/breakdown

  • Total air-conditioning failure
  • Total water stoppage
  • Major plumbing leaks
  • Major drain blockages

C) Scheduled Services
HomeIQ will provide scheduled service within 48 hours after receiving a client request from our call centre. HomeIQ will provide the following scheduled services upon the client’s request:

SERVICE AND MAINTENANCE OF PLUMBING UNITS PREVENTIVE Quarterly
WATER TANK CLEANING (AS PER CUSTOMER REQUEST) PREVENTIVE ANNUALLY

 

Terms and Conditions

  1. The Annual contract amount is based on the inspection report done by our team for Plumbing Units, Fix Electrical Units and AC Units.
  2. HomeIQ staff shall be provided with free use of water and electricity and free access to any premises, to perform the required tasks under this agreement.
  3. All invoices raised by HomeIQ for spare parts, additional job and services which is not included in this contract / scope of work shall be settled upon presentation, Failure to promptly settle these invoices
  4. May result in suspension/discontinuation of all services under this Annual Maintenance Contract and can only be restored upon full settlement.
  5. The Maintenance Service is subject to termination by contractor if a third party without Contractor’s written approval carries it out.
  6. The Contractor has the option to terminate the maintenance contract in case of change in ownership.
  7. The Contractor shall not be liable for any breach or non-performance or delay in carrying out any of the obligations due to any law or decree imposed by the Government, any act of God, war or any condition arising from similar causes beyond contractor’s control including non-availability of access for client / tenant’s premises.
